Staging Your Home For Sale

Are you thinking about putting your house up for sale? Have you thought about what it will take to sell your home quickly, and bring in the most money? If you have, then you’ve probably come across the concept of home staging. Through home staging, you have the opportunity to show your property’s true potential to prospective buyers. You can hire a professional stager to help you with the process, or opt for doing it all yourself. Just follow these tips from our real estate experts, Lorraine Thielen and Linda Hahn, and your home will sell itself.

Boost Curb Appeal

Start off on the right foot by enhancing the outside appearance of your home. If your house hasn’t been painted in awhile, give it a fresh coat. The same goes for your front door and the garage door. You might even update the landscape with colorful flowers and freshly-groomed greenery. Give potential buyers a reason to see what’s inside by creating an inviting atmosphere from the first moment they lay eyes on it.

Clear Out The Clutter

No one likes a messy house! Remove unnecessary furniture to create more space in each room. Put away any knickknacks that might be lying around to declutter tables and shelves. If you have built-in bookshelves, don’t forget to stage them, as well. Strategically place decorative items on the shelves to highlight this feature of the home.

Clean From Top To Bottom

You must do a thorough cleaning of your home (inside and out), including fixtures, windows, and floors. Leave no stone unclean! Eliminate any odors that might result from pets, cooking, smoking, or any other offensive smells. If you do have pets, consider getting an air purifier. Potential buyers who suffer from pet allergies might have a bad reaction, or be turned off to the home entirely.

Pay Special Attention To Bathrooms

Do not forget the bathrooms! Clean your walls and wipe away any surface mold. Polish the mirrors, sink handles, and shower knobs. If you have glass doors, scrub them until they sparkle. Add a few decorative pieces, such as a plant or candle. Keep color coordinated hand towels folded neatly by the sink, and place a matching bath towel over the wall-mounted drying bar.

Lighten Up The Place

If you decide to repaint the walls, use light colors, such as white or eggshell. A neutral color scheme will make rooms look more spacious and offer potential buyers a blank canvas, so to speak. Bold colors or mixed patterns might make it difficult for some to imagine their own style fitting in. You want to make it easy for buyers to envision their furniture and possessions placed throughout the home.

Give Rooms A Purpose

When you’re staging rooms, give each one a purpose, so buyers have an idea of how to utilize the space. If you have a den with a built-in desk, stage it as a home office. This will give them a clear picture of how their belongings will fit into the home. If you leave a room completely empty, then they will have a harder time imagining what can be done with it.

When you’re ready to sell your home, it’s important to highlight its best features. Staging your home is the best way to do that, and the payoff can be tremendous. If you don’t have the time or confidence to do it yourself, contact a professional stager. If you decide to take on the job yourself, be sure to take the advice from our experts. These tricks are a sure bet to getting your home sold as soon as possible!
